The Electrician’s Guide: What to Check Before You Buy a House

The Electrician’s Guide: What to Check Before You Buy a House

Electrical Safety Certificate – Does One Exist?

In Ireland, not all homes come with a full electrical safety certificate, especially older properties. However, if electrical work has been carried out in recent years, there should be documentation to confirm it was completed safely and to current standards.

What to look for:

  • Certificates for rewires, fuse board upgrades, or extensions

  • Details of who carried out the work (REC registered electrician)

If paperwork is missing or unclear, it’s strongly recommended to have a pre-purchase electrical inspection carried out.

Age and Condition of the Wiring

Old wiring can be one of the most expensive surprises after buying a home.

Red flags include:

  • Rubber, fabric, or lead-sheathed cables

  • Surface-mounted wiring added in stages

  • No evidence of a full rewire in the last 30–40 years

Outdated wiring may not cope with modern electrical demand and can present a serious fire risk.

The Fuse Board (Consumer Unit)

The fuse board is the heart of your home’s electrical system.

Check for:

  • Modern circuit breakers instead of old ceramic fuses

  • RCDs (Residual Current Devices) for shock protection

  • Clear labelling of circuits

If the fuse board looks old or untidy, an upgrade may be required to meet current safety standards.

Earthing and Bonding

Proper earthing and bonding protect you from electric shock.

An electrician will check:

  • Main earth connection

  • Bonding to water and gas pipes

  • Compliance with current wiring rules

This is not something a visual house viewing will reveal — but it’s essential for safety.

Sockets, Switches, and Layout

During a viewing, take note of:

  • Loose, cracked, or discoloured sockets

  • Lack of sockets in key rooms

  • Switches that feel warm or don’t work properly

Poor socket layout often leads to overuse of extension leads, increasing fire risk.

Signs of DIY or Poor-Quality Electrical Work

Unfortunately, we see a lot of unsafe DIY electrical work.

Warning signs include:

  • Mixed socket or switch styles throughout the house

  • Untidy wiring in hot presses, attics, or under stairs

  • External cables poorly sealed or clipped

If it looks rushed or messy, it probably is.

Outdoor and External Electrics

External electrics are exposed to weather and wear.

Check:

  • Garden sockets and lights are weatherproof

  • Outdoor wiring is properly protected

  • Shed or garage supplies are safely installed

Faulty outdoor electrics can be particularly dangerous.

Electric Heating, Showers, and High-Load Appliances

High-load electrical items need dedicated circuits.

This includes:

  • Electric showers

  • Cookers and hobs

  • EV chargers

  • Immersion heaters

An electrician can confirm whether these are correctly installed and if the system can handle future upgrades.

Is the House Ready for the Future?

Modern homes often need:

  • EV charger capability

  • Additional circuits for home offices

  • Upgraded lighting and energy-efficient solutions

If the existing electrical system is already stretched, upgrades may be needed sooner than expected.

Get a Professional Electrical Inspection Before You Buy

A pre-purchase electrical inspection gives you:

  • A clear picture of the system’s condition

  • Awareness of safety issues

  • Cost estimates for upgrades or repairs

  • Peace of mind before committing

It can also be used as a negotiation tool during the buying process.

Final Thoughts

A house might look perfect on the surface, but hidden electrical issues can turn excitement into frustration very quickly. Taking the time to check the electrical system — or having a professional do it for you — is one of the smartest decisions a homebuyer can make.

If you’re buying a home in Kildare, Meath, or Dublin and would like a professional electrical inspection, King Electrical is here to help.
